Many of the region's best hotels started as boarding houses — places where 19th-century travelers, and 20th-century Catskills vacationers, actually stayed. Kenoza Hall (1880), The Arnold House, The Six Bells, The Maker. Restoration here means keeping the room count honest, the staircase intact, and the front porch working.
What this looks like
The buildings are mid-19th to early-20th century — clapboard inns, sea-captains' homes, Greek Revival main streets, country boarding houses. Most have between 8 and 25 rooms, because that's what the original capacity was, and the smart restorations don't try to add more. Staircases are original and often steep. Hallways are narrow. Floors creak. Bathrooms have been retrofitted into former closets and pantries, which gives them odd shapes.
The interior register varies. Some inns lean Refined Americana — painted woodwork, restraint, Workstead-adjacent furniture. Others lean Neo-Victoriana — wallpaper, four-posters, deep porches. A few work the Upscale Bohemian register (The Maker is the obvious one). What's consistent is the porch. Almost every historic inn on this list has a real one, and afternoons on it are part of the program.

When to come / who it's for
These are four-season properties at the inland end and three-season at the coastal end. Hudson Valley and Catskills inns (Kenoza Hall, Foxfire, The Maker, Hudson Whaler) work year-round — fireplaces, snow weeks, fall foliage, and spring all read on the building. Coastal inns (Union Street, Candleberry, The Hob Knob) thin out or close November through March.
Who likes it: couples and solo travelers who want a real building with a real history rather than a converted whatever. Anniversaries. Trips where the location of town matters — most historic inns sit walking-distance to a Main Street, which the country estates and farmhouses don't. The whole hospitality model assumes you'll wander out for dinner, which is part of the appeal.
Who'd hate it: travelers who want big rooms, gym facilities, or programmable hospitality. These are small-room, small-property, owner-run operations. The square footage will surprise you. The compensation is character.
