Olive Boutique Hotel
Fifteen Mediterranean-themed rooms in Condado — adults-only, restaurant on the rooftop.
A 15-room Mediterranean-themed boutique in Condado, San Juan — adults-only, with a rooftop restaurant and the kind of small-property scale that's almost extinct in Condado's tower-hotel landscape. The Olive does the Mediterranean-bohemian aesthetic in a Caribbean setting: olive-tree-decor lobby, vintage rugs, and a rooftop dinner room with views toward the Atlantic.
Condado's lodging is mostly resort-tier high-rise; the Olive is the small-boutique alternative.
The setting
The hotel sits on Aguadilla Street in Condado, two blocks from the Atlantic beach and walking distance to the Condado dining strip (with Casita Miramar, José Enrique, La Concha's restaurants, Tacos & Tequila). The Old San Juan historic district is 15 minutes by car west; the airport (SJU) is 15 minutes east.
The drive in from the airport is 15 minutes; from the cruise port in Old San Juan, 10.
The building
A small mid-century-era Condado building, restored as a boutique. Materials are Mediterranean — vintage tile, plaster walls, velvet furniture, weathered wood — applied to a tropical Puerto Rico envelope. Public spaces include the lobby (with the eponymous olive-tree decor), the rooftop restaurant and bar, and a small pool deck.
Independently owned and operated. Adults-only (or with strict age policies — confirm at booking).
The rooms
Fifteen rooms across kings and a few suites. From around $285. Each room has a Mediterranean-leaning aesthetic — vintage tile floors, plaster walls, velvet headboards, and updated bathrooms with rain showers. The rooms are mid-sized; some suites have small balconies. The aesthetic is committed throughout — bohemian-Mediterranean rather than tropical-Caribbean.
Food & drink
The rooftop restaurant is the on-property dining program — Mediterranean-leaning, dinner most nights, plus breakfast and brunch on weekends. Open to non-guests by reservation. The bar runs cocktails through the evening with views toward the Atlantic. For more options, walk to the Condado dining strip.
