A 1903 Shore Path mansion in downtown Bar Harbor, with 21 rooms, an oceanfront heated pool, and a two-block walk to Main Street's restaurants. Balance Rock takes its name from the granite boulder on the seafront path just outside the door. Big rooms, ocean views from most of them, and the kind of front porch that defines turn-of-the-century Bar Harbor.

The trade-off versus a quieter inn outside town is exactly that: you're walking distance to dinner, walking distance to the ferry, and walking distance to the Shore Path's two-mile loop along Frenchman Bay.

The setting

The inn sits on Albert Meadow, off the Shore Path, with the bay directly east. The Shore Path itself is a two-mile public walking trail along the rocky coast — one of the great urban-edge walks in New England. Bar Harbor's Main Street and Cottage Street, with their restaurants and the Bar Harbor Whale Watch dock, are two blocks west. Acadia's Park Loop Road entrance is ten minutes by car.

The sound from the rooms is mostly waves and the occasional Cottage Street bar.

The building

A 1903 Shingle-style summer mansion — clapboard, gables, deep eaves, an enormous front porch with rocking chairs. Public rooms include a fireplaced parlor, a library, the dining room (used for breakfast), and the porch. Brass and velvet show up where appropriate; the interior is heritage rather than designer. The Shingle-style provenance is genuine — Bar Harbor's gilded-age cottages set the standard for that whole American architectural movement.

The rooms

Twenty-one rooms across the main mansion and the carriage house. Categories range from cozy queens to oceanfront kings with private decks and gas fireplaces. The oceanfront rooms are the booking — direct view, sound of the waves, sunrise over Frenchman Bay. From-rates open around $545 in season including a full breakfast. Bathrooms are tile, refreshed; some have soaking tubs.

Food & drink

There's no full restaurant. A full hot breakfast is served daily in the dining room and on the porch. Afternoon refreshments — wine, snacks — are set out. For dinner you walk five minutes into Bar Harbor: Havana, Galyn's, McKay's, Reading Room, and Side Street Cafe are the obvious picks. The front desk will book.

On the property

An oceanfront heated pool — yes, on the cliff, looking over the bay — and a hot tub. The Shore Path runs directly along the property's east boundary. A small library and parlor. There's no spa or gym; day passes are arranged at request.
